After decades of walking through Santa Fe homes, I have learned something important about real estate values here: the number is only the beginning of the story.
Today, you can type your address into an online valuation tool or ask A.I. what your home is worth and get an answer almost instantly. I use A.I. myself, so I understand its value. It can gather information, recognize patterns and give us another way to look at the market.
But I am also seeing something I think sellers need to understand.
I have watched overpriced listings sit while well-priced homes still go under contract. And every time an overpriced home sits, it gives future buyers another reason to wait.
Buyers watch the market, too. They see homes linger. They see price reductions. They begin wondering whether the next reduction is coming. Instead of creating urgency, an unrealistic asking price can actually train buyers to become more patient.
Sometimes the starting point for that pricing expectation is an automated estimate a homeowner has come to believe represents the market value of the house.
That doesn't mean the A.I. number is wrong. My first question isn't whether I believe it.
My question is: What is that number based on, and what might it be missing?
That is where I believe a conversation becomes critical.
Santa Fe isn't an easy market to reduce to an algorithm. Two homes with similar square footage in the same neighborhood can tell very different stories. Adobe construction, vigas, portals, views, orientation, condition, remodeling, privacy and even how a home feels when you walk through the door can influence what a buyer is willing to pay.
New Mexico adds another complication because residential sales prices are not broadly available through public records as they are in many states. I have access to our local MLS information, but even comparable sales don't tell me everything I want to know.
I don't dismiss the A.I. estimate. I investigate it.
I look at what actually sold and why. I look at what didn't sell. I look at price reductions, days on market and what is competing for the same buyer today. Then I look at the house itself and ask a different question:
What will today's Santa Fe buyer see here—and what will make that buyer act rather than wait?
Pricing isn't about diminishing what someone has invested emotionally or financially in a home. A house can hold decades of memories and still have to enter today's marketplace at a price buyers understand.
That is why, if A.I. has given you a number for your home, I would use it as the beginning of a conversation—not the end of one.
Send me the number. Let's look at it together. You don't have to be ready to sell.
Sometimes a conversation about what the data sees, what A.I. may be missing, and what buyers are actually doing can tell you far more than the number that appeared on your screen.
